What is the process for purchasing a property?

1. Create an Account. This will give you first notification of new inventory and investment opportunities (middle of home page or top of listings page).
2. Keep an eye on our inventory of homes. We will notify you via e-mail of daily changes to our inventory.
3. Do your due diligence on each property. We offer you some general info all based upon county records, but it is up to you to know what you're purchasing. All our properties are sold "AS IS". All Due Diligence is the responsibility of the buyer. Seller does not warranty or guarantee any information on properties listed. Variances may happen.
4. Get Prequalified- Fill out a loan application and credit report or contact a sales asscociate to get you qualified.
5. Contact a sales associate. Call your sales associate and let them know that you would like to purchase a property. We will continue to market each property until we have a commitment from a buyer in the form of a certified cashiers check for 10% as earnest money in our hands. We will provide the earnest money contract at this time.
6. Choose a financing options. We will take a full cash payment, a conventional loan (with conditions), or any one of our 3 Private/Hard Money Loan Options. Any conventional loan has three weeks to close and buyer must pay annualized 15% interest on balance per day until day of closing. After three weeks, the buyer must use one of our three financing options, pay cash or lose their earnest money. 7. Close the transaction. Once you have figured out the source of funds to close the transaction we will meet you at one of our preferred title/escrow companies to finalize the sale.
